Stage 1

Up to scheme level drawings, planning permission and freeholder permissions.


Initial Meeting and Defining the Brief:

Meet with prospective clients to discuss requirements and a general brief without charge after which a fee proposal is provided for their review. Once appointed we clarify the brief in more detail, listening to the clients requirements and expectations and providing sketches and images.


Survey Drawings:
A measured survey will be carried out on the existing property. A full set of existing drawings will then be drawn up on the computer in CAD. These are required for planning and for the build.


Scheme Level Proposal Drawings:
A full set of proposal drawings will be produced ready to be reviewed with the client at a meeting, after which a final set of proposal drawings will be compiled. These will be used for planning and listed building applications and by engineers and party wall surveyors.

Meetings with the client:
Meetings will be held at the client’s property when required to discuss the proposals and sketch out alternative options to produce the optimum scheme.


Planning Applications:
Any required planning applications will be prepared and submitted, whether for permitted development, full planning, conservation area consent or listed building consent. We have knowledge and experience of local area policies and UDP’s and will liaise and negotiate with the planning officers as required.


Freeholder Applications:
Submit information and liaise with freeholders / other residents if and when required to obtain a license to alter. As well as estate management permissions

Stage 2

Up to obtaining costs and choosing a contractor

Structural Engineer:
Liaise and obtain quotes from engineers for them to produce the structural scheme if and when required.

 

 

Party Wall Awards:
Coordinate any party wall awards required and liaise with the surveyors to obtain and negotiate quotes for our clients.

 

 

Tender Drawings:
Produce a full set of tender drawings, depicting all structural information, construction, finishes, electrics, heating, joinery, bathrooms, kitchens, building regs. notes etc. These will be used for pricing and then subsequently to run the project from.

 

 

Schedule of works:
Produce a detailed schedule of works itemising the project from initial strip out and demolitions to final decorations.
This will be used for pricing and then subsequently to run the project from.

Meetings with the client:
Guide the client through the tender pack to ensure they have an understanding of the proposed scheme and all of their requirements have been included.

 

 

Specifying for Tender and Interiors:
Specify lighting layouts, heating systems, under floor heating and other services, as well as finishes and joinery. We will obtain samples for client approval and visit kitchen, bathroom and stone showrooms with clients if necessary while also providing guidance and feedback.

 

 

Sending out Tender Packs and Negotiating Prices:
Compile tender packs and send out to contractors for a negotiated or competitive tender process. We have a wide range of recommended contractors, of which their work can be seen in our project examples and we are always pleased to work with new contractors.


Stage 3

Contract with Builders and the Project on Site

Contract with chosen Contractor:
We will administer a contract between the client and contractor making sure costs and timescales are defined clearly and expectations are realistic and managed.

 

 

Detail and Joinery Design:
We will produce detailed drawings for joinery and fit out works as and when required. For items such as bespoke wardrobes etc. we will produce an outline sketch for discussion with the client then develop this into a drawing a joiner or contractor can build from. For bathrooms and kitchens we will include tiling layouts and indicate all taps and appliances. 



The Project On Site:
We will visit the project site on a regular basis and liaise with the contractor and client to make sure all works are carried out in accordance with the design. We will solve on site issues and liaise with the client on progress, accounts and variations. We will specify items and construction details when required.

Building Control:
We will liaise with building control and send in drawings and information as required.

Interior Design:
We will compile mood boards and samples for each area of the project, taking into consideration budget and suitability. Schedules will be produced to define paint colours, floor finishes, light fittings, ironmongery and window treatments. Furniture layouts will be derived and FF&E can be sourced and purchased on your behalf.

 

 

Completion:
We will provide snagging lists and practical completion certificates. We also provide a service to put together furnishing packages for any budget, to set out the chosen pieces as well as specifying curtains/blinds, carpets and light fittings etc.
